Do you think your neighbors ever wonder where the monthly association dues are going? Is it all going into the flower bed at the front of the subdivision or are substantial neighborhood improvements underway? Just how good a job is your homeowners association is doing? With thousands of homeowners associations operating communities throughout the country, it is a question that is being asked by more and more homeowners. Over the last 20 years, there has been an explosion in the growth of communities with homeowners associations and mandatory memberships. Unlike the membership in some organizations where you can resign if you’re unhappy, these memberships are mandatory for as long as you own a home in the subdivision. So what is your association doing to help you? Since you’re in it for the long haul, shouldn’t you have a voice in where your dues are going?

When buying a condo, you are joining a group of people that own the condo complex together, sharing responsibility for repairs and upkeep of the common areas and systems in the building. One of the things that you need to evaluate is the health of the Home Owners Association (HOA). You will already know the home owners dues for the condo you are purchasing, but what do those dues include? Is the association proactive about maintenance? Is the association well-funded so that it can take care of potentially large repairs in the future? As a condo owner, you will become a voting member of the association and will have the opportunity to be a potential board member, so it is important to take a closer look at how the association is run.

Every condo has a set of rules & regulations that the homeowners agree to live by. These cover a wide variety of topics like quiet hours, pet policy, rental policies, etc. These rules are difficult to change, so make sure that you are comfortable with them before agreeing to become a resident.

Say Thank You

If you had a positive experience with some company, organization or specialist, say thanks and let them know that you appreciate their good efforts.

Warn others

Everyone may become victim of a consumer rip-off. It may be by retail stores with bad return policies, rebate fraud, auto repairs, auto dealer bait-and-switch tactics, restaurants with bad service or food, corrupt government employees and politicians, police corruption, home builders, contractors, unethical doctors and lawyers, online stores that sell non-existent products, landlords and tenants, fraudulent employment and business opportunities and individual artists who scam consumers. Going to the court room is expensive and usually is not worth the cost of the loss, and they know that. Don't let them get away with it. It is even more important warn people before they fall into the same trap. Share the information, united we stand!

Share your experience

Your opinion counts! Share your experience with other people. It would really be appreciated and fruitful for everyone. Just imagine you have moved to another city and you dont know anyone in the new surroundings. What doctor or auto repair company would be the best choice? You can look up here and have a chance to see what you may expect. Some people don't risk only because they don't know what to expect. Share your positive experience to promote great businesses or let them know what can be improved to become even better.

Forge Gate Condominiums -4
The Company that Manages the Forge Gate Condiminiums are not only unreliable, they are unwilling to help and are very rude and demonstrate that they are bias. The noise at Forge Gate is unbearable and when reported to the proper authorities, nothing is done. Forge Gate Condominiums not only house individuals that violate the law by either attempting to look into one's apartment, but they also house individuals that are hostile. Forge Gate Condominiums need to clean up their act, starting by gettijng rid of their management company.
